Located west of US 41, Park Shore encompasses one and a quarter miles of beautiful white sand beaches and lush landscaping. Homes range from 25 beachfront high-rise condominium buildings to 600 single-family homes on large lots and many mid-rise condo buildings. Park Shore is currently revamping as many of the older single-family homes are being demolished, and new sumptuous mansions are taking their place. When developers built the original bungalow ranch-style homes in the 1970s and 1980s, the land was readily available, so the homesites were very large compared to today's standards. The homesites range from a third to almost a half acre, allowing you plenty of room for your dream home.
Raymond Lutgert had the vision to purchase 760 acres between US 41 and the beach in 1964. He predicted Naples would grow and flourish, and people would want to buy property close to the fabulous white sand beaches. He was obviously right, as Park Shore has become a destination for people worldwide who dream of beachfront living.
The mile and a quarter of sandy beach became the first planned development district in Collier County and one of the first in Florida. Working with engineers and architects, Lutgert saw his imagined Venetian Bay, a navigable body of water separating Gulf Shore Boulevard from the main Park Shore area, come to fruition and add value to the already luxurious Park Shore homes.
In 1976 Colony Gardens became the first building in Park Shore, with Horizon House opening soon after. The Village on Venetian Bay was opened in 1988 and proved so successful that a second phase was added in 1990.
One man's dream led to the success and beauty of Park Shore, and it is an inspiration for anyone looking for a perfect home in Naples.
There are 25 beachfront condo buildings, each with its own style and particular lifestyle. All have access to the beach through the Park Shore Beach Park.
Le Parc is the furthest north, at the north end of Gulf Shore Boulevard. Built in 1990, this is one of the newer buildings along the Gulf of Mexico with west-facing balconies overlooking the white sand beach and the Gulf, offering breathtaking sunset views. The kitchen and guest room windows enjoy an east-facing view overlooking Venetian Bay. In addition, Le Parc offers a stunning pool overlooking the beach and Gulf, a tennis court, and a spacious sun deck. A short walk will bring you to the luxurious shopping and restaurants of Waterside Shops or The Village Shops at Venetian Bay.
When considering high-rise condos and living on the beach, you must consider what floor height you might enjoy. Lower floors will have a somewhat obstructed view of the beach, allowing you to be closer to the lush landscaping. In addition, lower floors will enable you to hear the sound of the waves breaking on the beach. Higher floors will allow unobstructed gulf and sunset views, but you will not hear the waves.
Meridian Club is directly south of Le Parc. Built in 1981, this building is 22-stories high and comprises 85 homes. Four residences per floor allow some to have full west gulf views and some to face east and overlook Venetian Bay. The east-facing condos are much less expensive as they do not look out on the Gulf of Mexico. A beachside pool, fitness room, two tennis courts, social room, billiards, and picnic area are among the amenities of Meridian Club.
The Terraces at Park Shore is the next building as you go south on Gulf Shore Boulevard. Built in 1986, this building is 19 stories and has 116 residences. The homes in this building are smaller, with eight condos per floor ranging in size from 1,250 square feet to 2,000 square feet. Again, the condos facing east and Venetian Bay are significantly lower in price than those facing west. The Terraces amenities include a beachfront pool and spa, fitness room, picnic area with bbq, social room, library, and bike storage. There are also three guest suites on the first floor that residents can rent for their overflow guests.
Next in our southbound tour is Villa Mare at Park Shore. Unlike the surrounding high-rise communities, Villa Mare is composed of 28 Mediterranean-style villas built between 1984 and 1989. Villa Mare is one of only two beachfront villa communities in Park Shore. As these are villas, the Gulf and Venetian Bay views are not as good, but these live like real homes, feature two-car garages, and give you the advantage of walking across the Park Shore Park to the beach. These villas work well for people who do not like high-rise living. A pool, a covered picnic area, and a pavilion are part of the amenities available.
The next high-rise building is The Vistas at Park Shore. One of the newer buildings, built in 1990, The Vistas, is 20 stories with 131 units. There are seven residences per floor, some with gulf views and some with Venetian Bay views. The amenities include a pool, spa, fitness room, sauna, and four guest suites.
The Enclave is our next stop, the most majestic of the Park Shore beachfront high-rises. With just one luxurious residence per floor, this 29-story building offers stunning 360-degree views of the Gulf and Venetian Bay. Four bedroom, four bathroom floorplans with over 6,200 square feet of living space are certainly spacious enough to please even the most discerning taste. In addition, each residence has an air-conditioned two-car garage. The Enclave is across the street from the Venetian Bay Yacht Club, where boat slips are available for rent or purchase. Amenities include a beachfront pool, spa, fitness center, tennis courts, and bbq area.
Next on our southerly trip is Esplanade Club at Park Shore. This building sits on 4.5 acres of beachfront property with 121 condos on 18 floors. Again, a beachfront pool, spa, fitness center, tennis courts, and library are among the many amenities.
Aria at Park Shore is next and is the newest of all the gulf-front buildings. Completed in 2006, Aria consists of 20 floors with 65 very luxurious condos. The smallest home is 3,195 square feet, increasing to 4,773 square feet for most units. Seven penthouses range from 4,012 square feet to 5,086 square feet. Floor-to-ceiling windows in all units provide magnificent views of the Gulf of Mexico and Venetian Bay. A two-story lobby welcomes you as you enter this impressive building. Aria's amenities are more extensive than most buildings since it was designed to cater to consumers' tastes in the early 2000s. The requisite pool, spa, fitness center, and many other social amenities exist.
As Gulf Shore Boulevard continues south, there are many more beachfront high-rise condos, each with its own personality, price range, and amenities. Solamar, Monaco Beach Club, Le Rivage, Le Jardin, and Provence follow consecutively on our southbound tour.
Between Provence and La Mer is the entrance to the Park Shore Association Beach Park. Residents of Park Shore who don't have access to the beachfront from their homes can purchase an annual pass, usually $100, to enjoy the beachfront park and the white sands of the Gulf of Mexico.
The second beachfront villa community is Casa Mar at Park Shore, located at 3961 Gulf Shore Boulevard North. Built in 1990, this community consists of 12 individual homes in multi-story units. Each waterfront home includes a private swimming pool, spa, two-car garage, and two guest parking spaces. In addition, boat slips can be purchased or leased at the Venetian Bay Yacht Club.
After Horizon House at Park Shore, there is a public beach access parking lot where residents from all of Naples can access the beach, but the Park Shore Association Beach Park is private property.
St Croix is the next interesting beachfront community. This community comprises three beachfront mid-rise buildings with twelve units each. The building closest to the beach enjoys amazing views of the Gulf, and the balconies appear to extend directly into the water. The second and third buildings have some limited Gulf or bay views. A swimming pool and picnic area overlook the beach, and each condo has a covered parking spot.
The opulence and price range of the beachfront condominium buildings might not be within your budget, but there are other Park Shore homes you could consider.
The single-family homes with large homesites are an option, but most of these homes start in the $2 million range. Even the older homes built in the 1970s command high prices as most homesites are a third of an acre.
Low-rise buildings closer to US 41, built in the 1970s, range in price from about $400,000. However, these condos still give you access to the amazing Park Shore beach and beach park.
On the east side of Gulf Shore Boulevard, with views over Venetian Bay, low-rise buildings start at under $1 million. Bay views are popular; you can watch dolphins play and boats glide by during the day and enjoy the twinkling lights of other buildings at night. Unfortunately, on the gulf side, there is nothing to see the sun sets.
The Village Shops at Venetian Bay are an easy walk for every resident of Park Shore. There are six restaurants to choose from, all with spectacular views of Venetian Bay and serving amazing food. But, of course, nothing is better than to enjoy your cocktail while watching the dolphins frolic in the Bay and follow the boats returning home from a day on the Gulf. In addition, 45 retail stores offer an eclectic mix of shopping experiences. Many of the stores also have stunning Bay views.
Biking the quiet streets of Park Shore is an excellent pastime for the whole family. All roads have bike lanes, and the speed limit is very low as running, walking, and biking are encouraged in this peaceful area. Additionally, Lowdermilk Park and even the famous 5th Avenue South are reachable by bike from Park Shore and alleviate the parking headache when you arrive!
In addition to the Park Shore Association Beach Park, there is also an amazing Park Shore Beach Path. Starting just north of Horizon House and ending at the north beach access just north of Le Parc, this concrete path is just above the beach and is very easy to walk. This sidewalk has benches where you can relax and enjoy the sounds of the Gulf waves. You will certainly get to know your neighbors if you use this path, as many Park Shore residents use it for their morning constitutional. On many mornings, dolphins jump the waves and play along the sand.
