OCTOBER 2026 UPDATE

Morning on Estero Bay starts quietly. The water lies flat and pale, a heron works the mangrove edge, and first light slides across the preserve toward the Gulf.

Watched from a sunrise swim in the infinity-edge pool, from the yoga studio or from your own terrace with coffee and binoculars, counting the birds already at work along the shore, it sets the pace for the whole day. Then it's downstairs for complimentary breakfast at the Sports & News Café, served every morning.

At The Ritz-Carlton Residences, Estero Bay, that pace is the point. Two 22-story towers at Saltleaf pair 224 residences with Ritz-Carlton service, a full wellness program and a marina at the door. It is a kind of residential luxury that's new to SWFL.

The South Tower already has residents. The North Tower has topped out beside it, with delivery expected in 2027.

WHISKY

A Rare Address at the Water's Edge of Estero Bay

Getting here is half the point. Coconut Road runs west past the shops of Coconut Point and the Hyatt Regency, then simply runs out of land. What's left is water, mangrove and sky.

That water is the Estero Bay Aquatic Preserve, protected since 1966 as the first of its kind in Florida. Saltleaf takes its name from the mangroves along its shoreline. Its protected shoreline is why the views from these towers stay open. The name says Estero; the mailing address says Bonita Springs.

Beyond Saltleaf: Beach Days, Dining and a Downtown Renaissance

Beach days take care of themselves. Pack a hat and a good book; the Saltleaf Solstice, the community’s boat shuttle, carries residents across the water to the beach.

About five miles southeast, downtown Bonita Springs has reinvented itself, with more than $30 million invested in new streetscapes along Old 41. The scene runs from morning to late night: coffee at Downtown Coffee and Wine Company, tapas at The Bohemian, a craft cocktail at Chartreuse and live music at Sugarshack Downtown.

Closer to home, Coconut Point's open-air shops and restaurants are about two miles away. For a bigger day out, Mercato and Waterside Shops in North Naples sit roughly 10 and 13 miles south, as the pelican flies.

Travel is easy, too. Southwest Florida International Airport is about 20 minutes away, close enough that a lunchtime flight still leaves time for sunset on the terrace.

VIEW

Inside the Residences: Built Around the View

Arrival is private. The elevator opens into your own vestibule, and a separate service elevator handles deliveries.

Inside, 10-foot ceilings and walls of impact glass pull the bay into the room. Sliders open onto wide terraces edged in glass, so nothing interrupts the horizon.

From the terrace, the bay puts on its own show. Ospreys circle the channel, herons and egrets work the shallows, and on a calm morning a dolphin or manatee may surface below. The mangrove islands shelter nesting birds, and the seagrass beds serve as a nursery for young fish.

Interiors by Meyer Davis come in three curated palettes. The kitchen is built for people who cook: a Wolf five-burner gas cooktop, wall and speed ovens, and a 102-bottle Sub-Zero wine unit.

The primary bath is the room you'll linger in. A sculptural Kallista tub stands at its center, filled from a floor-mounted faucet. The 17-by-8-foot closet is closer to a dressing room.

The Quiet Practicalities

In a power outage, the building generator keeps the service elevators running and powers each residence's refrigerator, microwave, several outlets and lights. A cellular booster keeps calls from dropping.

WELLNESS

A Wellness Routine Built Into the Building

Wellness here isn't an amenity you visit. It's woven into the day, starting with the protected water and mangroves outside every window.

Mornings might begin in the yoga or Pilates studio, or with a session in the private personal-training room. The fitness center covers cardio and strength, and the locker rooms finish with steam and sauna.

Recovery has its own address, too. Two spa treatment rooms and a relaxation area sit alongside a full beauty salon, so a massage and a blowout never require the car.

Water does the rest: laps in a 110-foot pool, an afternoon in a lagoon pavilion, a heated spa at dusk. Back home, the primary shower uses air-induction technology. The Experience Studio books a personal trainer as easily as a dinner table.

CLUBHOUSE

Afternoons at the Lagoon: Five Acres of Amenities

By midday, life drifts outdoors. The centerpiece is a 32,000-square-foot lagoon set with 15 shaded pavilions that appear to float on the water. Lunch can be delivered to yours.

Beyond it, two 110-foot pools handle the laps, a 60-foot infinity-edge pool handles the view, and two heated spas handle the evening. Fire pits, grilling stations and bocce courts fill out the gardens.

Indoors, rainy afternoons belong to the screening room, the sports simulator and the card room and library.

Visitors get one of three guest suites. Tower Suites and North Tower poolside cabanas are sold separately.

The Experience Studio: Ritz-Carlton Service at Home

The Experience Studio is the residential service team. It works the way a great hotel concierge does, except you live here.

The team books the airport car, the tee time and a couples massage, and porters carry up the groceries.

For owners who split the year, the à la carte menu is the real draw. The team can look after the residence while you're away, then stock the refrigerator before you land. Housekeeping and in-residence catering are a call away. Even the dog is looked after, with a trail walk, a bath and a blowout booked like any spa appointment.

CARD ROOM

A New Standard for SWFL

Branded residences have long shaped skylines in Miami and Palm Beach. On this coast they are new. When sales launched, London Bay described this as the first luxury branded residential development under construction in SWFL.

Day to day, that means Ritz-Carlton hotel service, backed by the brand's own training and inspections, comes home with you.

Before you visit the sales gallery: call Scott at (239) 565-2135. Developer inventory, South Tower resales and North Tower pricing each work differently, and it costs nothing to ask how agent representation works here.

Evenings at Saltleaf: Marina, Golf and the Water

The towers anchor Saltleaf on Estero Bay, a coastal village of about 500 acres with nearly a mile of waterfront. Walk down to the 72-slip Saltleaf Marina around sunset and the day's boats are tying up. Acqua Bistecca, from Michelin-starred chef Michael Mina, serves Italian-inspired dinners right on the water: wood-fired steaks, house-made pasta and local seafood, indoors or out.

The marina is also the starting point for days on the water: a kayak or paddleboard through the mangrove channels, a run out to the barrier islands to fish or hunt for shells, or a sunset cruise on the bay.

Back upstairs, the Wine and Whiskey Lounge pours the nightcap, and the Oasis Sunset Lounge, overlooking the lagoon and the marina, lives up to its name.

Golfers have Saltleaf Golf Preserve, an 18-hole championship course designed by four-time major champion Raymond Floyd, plus a nine-hole short course. Tennis and pickleball round out the community’s sports. Membership and boat slips run on their own terms.

WHISKY

Scott's Take

What strikes me most about these residences is that they don't live like condos. With private elevator entry, up to nearly 3,900 square feet and terraces made for entertaining, they feel like a single-family home in the sky.

More clients are trading the upkeep of a house for exactly this. They want the space and privacy of a home, without the yard, the maintenance calls or the worry while they're away. Here, everything is taken care of.

Styles have moved on, too. Even homes built a decade ago can feel dated, while these finishes and smart-home features reflect how buyers want to live now, with wellness built into the day.

Bonita Springs has always had the water, the sunsets and an easy coastal rhythm. With The Ritz-Carlton Residences, it gains a five-star way of living to match. For buyers ready for that next chapter, it's the easiest way I know to step into a more updated, cared-for way of living.

Frequently Asked Questions

RECEPTION

Is The Ritz-Carlton Residences, Estero Bay in Estero or Bonita Springs?

The mailing address is Bonita Springs. The towers sit on Estero Bay within Saltleaf, at the west end of Coconut Road near the Estero line.

Is this the same as The Ritz-Carlton Residences, Naples?

No. The Naples property is a separate development at Vanderbilt Beach. Estero Bay is London Bay Development Group's project at Saltleaf in Bonita Springs.

What do the association fees include?

Per the developer, assessments cover the Experience Studio's core services, including 24/7 concierge, valet, porters and the amenity staff. Ask Scott for the current budgets, since amounts differ by tower and residence.

How do the residences handle hurricane season?

Every residence has laminated impact glass, and London Bay says its storm-resilient construction exceeds regulatory standards. In an outage, the building generator runs the service elevators and powers key appliances, outlets and lights in each residence.

Is golf included?

Golf is optional. Saltleaf Golf Preserve, with an 18-hole championship course and a nine-hole short course, is available by membership, separate from the residence purchase.

Is the building pet-friendly?

Residents have a pet grooming room, a dog wash station and a dog park, and the Experience Studio offers dog walking. Pet limits are set in the condominium documents, so confirm the details for your situation.

Is there a marina at Saltleaf?

Yes. Saltleaf Marina has 72 slips with access to Estero Bay and the Gulf. Slip availability and terms are separate from the residence purchase.

Already own in Southwest Florida and want a newer design? One call can map both sides: what your current home could sell for and what that buys at Saltleaf.
