VIVID SHORES GATEHOUSE

There is a particular quality to the light in Southwest Florida just after sunrise. The water turns pale and glassy, an egret works the shallows, and for a few quiet minutes nothing seems to be in a hurry. Vivid Shores Bonita Springs is built around that moment. This new gated community off Bonita Grande Drive brings Stock Luxury Homes and Pulte Homes together on 1,031 acres where nearly half the land is lake, select homesites have private docks, and homes start around $1 million. Here the lake is not a backdrop behind the lanai. It is the main event.

VIVID SHORES 1

Vivid Shores at a glance

•       Location: Bonita Grande Drive, Bonita Springs (Lee County), east of I-75

•       Builders: Stock Luxury Homes and Pulte Homes

•       Size: 1,031 acres, 635 homes, three lakes totaling 475 acres

•       Pricing (October 2026): Stock about $2.2 million to $3.5 million+; Pulte from about $1 million with homesite premium

•       Fees: HOA plus a CDD; amounts vary by homesite

•       Best fit: buyers looking for a resort-style life on the water, with fitness, wellness and dining close to home, in a home designed for the way people live today

What the two builders are creating is rare on this stretch of the Gulf Coast: a master-planned community where the clubhouse reads more like a lakeside resort than a neighborhood amenity center. And for all that land and water, there will only ever be 635 homes here, a deliberately small number for a community of this scale, and one that makes every homesite count.

Where Is Vivid Shores?

Vivid Shores sits in Lee County, east of Interstate 75 and north of Bonita Beach Road, in the 34135 ZIP code, between Naples to the south and Estero to the north, with the Gulf beaches due west.

Midtown at Bonita is roughly three miles from the gates and downtown Bonita Springs about four and a half. Coconut Point and Mercato are short drives north and south, Bonita Beach and Barefoot Beach about twenty minutes away, and Southwest Florida International Airport typically fifteen to twenty minutes out, which makes a long weekend from up north easy rather than an expedition.

Three Lakes and Room to Breathe

Most Southwest Florida communities advertise lakefront living, which usually means a retention pond with another row of rooftops on the far bank. Vivid Shores is a different proposition. The master plan is organized around three large freshwater lakes. Per the builder's homesite map, Lake Capri covers more than 170 acres, Vivid Lake more than 115 and Opal Lake more than 190, for a combined 475 acres of water.

That signature color is no accident. Vivid Shores is built on a former limestone quarry, and its lakes are the deep, clear basins left behind once mining ended. Fine limestone particles suspended in the water scatter sunlight in the blue-green part of the spectrum, the same effect that gives Caribbean shallows and Florida's spring-fed waters their glow. The result is water that turns a vivid turquoise in the afternoon sun, and the scale changes everything: long sightlines, real sunsets and genuine separation between neighborhoods.

Yes, You Can Boat Here

This is the feature that tends to stop buyers mid-tour. Boating is part of everyday life at Vivid Shores. Select waterfront homesites are designed to accommodate personal boat docks, and the amenity campus includes a community dock. Picture an evening cruise across Lake Capri at golden hour, or a Saturday paddleboard session that begins at your own back steps. Dock eligibility varies by homesite and lake, so we'll confirm it for any lot you're considering. In a region where "waterfront" so often means a view you can only look at, this is water you can actually use.

The Amenity Campus: A Resort on the Water

The social heart of Vivid Shores is a 13-acre lakeside amenity campus anchored by a waterfront clubhouse of roughly 15,000 square feet.

Mornings might begin in the fitness center and the wellness center's infrared saunas. Afternoons belong to the courts: the plan calls for eight pickleball courts, four of them indoor, a welcome detail in a region where summer heat and afternoon storms routinely chase players off outdoor courts. Two Har-Tru tennis courts and two bocce courts round out the lineup.

Then there is the water. A heated, roughly 5,000-square-foot resort pool with a lakeside beach overlooks the lake, and evenings drift toward Brisa Grille, the lakeside restaurant and bar, or the private wine tasting lounge. An event lawn, fire pit lounges, a dog park and walking trails complete the picture.

Rather than build around a golf course, Vivid Shores puts its energy into the things residents use every day: fitness, wellness, racquet sports, dining and life on the water.

Timing matters here. As of late October 2026, amenity construction was expected to break ground imminently, with completion targeted for the end of 2027. Early buyers should plan on living through that build-out, but they also hold a real advantage: the opportunity to secure today's introductory builder pricing and first choice of homesites before the clubhouse opens and later phases are released.

The Homes: Two Builders, One Shoreline

The Stock and Pulte partnership gives Vivid Shores unusual range, from a fully appointed Stock lakefront estate well north of $3 million to a Pulte home at roughly $1 million, all within the same gates and sharing the same clubhouse. Of the community's 635 total homesites, about 185 are reserved for Stock, with Pulte building the remaining 450 or so.

Stock Luxury Homes

Stock occupies the community's upper tier, building on wider 76-foot and 90-foot homesites, all set along a single lake. Its Indigo Series sits on 76-foot sites and the Cobalt Series on 90-foot sites. Homes run from roughly 2,700 to more than 4,000 square feet.

What distinguishes a Stock home is the outdoor room: walls of sliding glass opening to deep covered lanais with summer kitchens and fireplaces, custom pools with spillover spas, and panoramic screens framing the western sky. Four furnished models are now open, and they are worth a visit even if you are still deciding between builders.

Pulte Homes

Pulte offers 13 floor plans in two collections, in one-story and two-story designs. The Aqua Collection comes with two-car garages, and the Sapphire Collection steps up to three-car garages, topped by the expansive Sanibel. Homes range from roughly 2,366 to more than 4,350 square feet, and impact glass is included, a meaningful detail for anyone who has spent hurricane season in Florida.

What Do Homes at Vivid Shores Cost?

As of late October 2026, Stock's available homes ranged from roughly $2.2 million for a Covington III to $3.5 million+ for a fully appointed Gardenia II on the lake. Pulte homes start at $1 million and up once homesite premiums are included, with larger two-story plans and prime lakefront sites climbing from there.

Options, pool packages and design-center selections shape the final number. When comparing Vivid Shores with resale homes in Bonita Springs or North Naples, compare finished, move-in costs, not brochure numbers.

The Carrying Costs: HOA and CDD

Vivid Shores has a homeowners association that funds the gates, grounds and amenity campus, as well as a Community Development District (CDD) established in 2025. CDD assessments appear on your annual property tax bill and vary by lot width and product type. Before committing, ask for the current HOA budget and the CDD assessment for your specific homesite in writing, and fold both into your annual carrying cost alongside taxes and insurance. Your insurance agent and the Lee County tax collector can confirm the specifics.

Scott's Take: Why Buyers Are Choosing New Over Remodeling

In my own business, I am seeing more homeowners in established communities reach the same conclusion: rather than take on a costly, months-long remodel of a home that is 10 to 30 years old, they move into new construction. A new home arrives with the design they actually want and finishes chosen from day one, plus the peace of mind of today's building codes, without the dust, contractors and delays.

There is a second motivation I hear just as often. Many of the region's most popular communities have become victims of their own success, with busy clubhouses, crowded courts and dining rooms that book up weeks in advance. A new community like Vivid Shores offers the chance to be there from the start, with a brand-new clubhouse, open courts and a seat at the bar waiting when the doors open. And with only 635 front doors in the entire community, it will be shared by far fewer households than the clubhouses in many of the region's larger communities.

Bonita Springs Is Having a Renaissance

Part of what makes Vivid Shores compelling is the city growing up around it. Downtown Bonita Springs has reinvented itself with new restaurants and a refreshed riverfront, and Midtown at Bonita is bringing shopping and dining east of I-75. Bonita still holds onto what drew people here in the first place: Gulf beaches, mangrove-lined waterways and a pace a notch slower than its neighbors. Being in the path of that growth also means a few years of nearby construction, a fair trade for many buyers but one worth knowing going in.

Before Your First Visit: Bring Your Own Advocate

The sales teams at Vivid Shores are gracious and knowledgeable, but their role is to represent the builder. Your own agent's role is to represent you: your priorities, your investment and your best interests, from the first tour to the day you get the keys. One detail matters: most builders require your agent to be registered at your very first visit, so bring us in from the start.

Once you choose a home, I monitor the build, help educate you on which upgrades are worth doing with the builder and which are smarter to add after closing, recommend bringing in an independent inspector for your walk-through, and serve as your advocate every step of the way.

Already own a home in Southwest Florida? Selling one home while buying the next is something we guide our clients through all the time, coordinating the timing of the sale, the purchase and everything in between so each step fits together. See what your home is worth.
